Market Overviews

Summary

Market Overviews pulls and displays valuable market data and trending metrics from the RealPage Market Analytics platform to provide insights to Sponsors. This provides access to market data and visualizations to identify market trends in the following metrics: Occupancy, Effective Rent, Annual Effective Rent Change, Employment Change, Annual Unit Supply, and Annual Unit Demand.

The Market Data tab displays the asset-based location that's associated with one or more projects in your account. You will see Market and Project Name column headers, and the six market data headers mentioned above. You can sort each column header or filter by Project Name, Market, or State. 

Once you are viewing the desired display, you can select the Export button (far right) to receive an export notification. This should only take a few seconds and can be accessed from the notification bell icon (top right). You'll be notified when the export is complete, so feel free to navigate freely if you need to move to another task. This export will be available to view for 7 days under your profile on the "Exports: tab.

The Trended Metrics tab shows the same market data in the form of graphs and charts. This helps to visually see a 6-month timespan in comparison with the trended metric. You also have the same Filter By options from the Market Data tab: Project Name, Market, and State.

Investor Settings

Under Investor Settings > General Settings section, you will see an ON/OFF toggle switch. This allows an IMS Admin to show or hide Market Overviews to investors on the Investor Portal. There is also a pencil icon (far right) if you wish to change the name that displays to investors when they click into the Portfolio section.

Market Overviews Design

• Market Selection: Here you can select or remove certain markets that will be visible to investors on the portal. Once you've made your market selections, use the arrows to move your markets in the Deselected or Selected Markets lists and Save. Please note the checkbox to 'Share all selected market data to all investors,' This will be unchecked by default - when this is the case, investors will only see market data for the markets they have investments in.
• Page Design:  Here you can manage the Dashboard layout by choosing to show or hide what renders on the portal. You can choose from the following options: Commentary from Sponsor, Trended Charts, and Metrics Table. Lastly, under Metric Settings you can choose which metrics display and click to adjust the display order of the metrics as well. 
  

Investor Portal View

Once an investor is logged into the Investor Portal, they can select the Portfolio drop-down to get to the Market Overviews page:

Investors will see the All Profiles and All Markets view by default. If desired, investors can select which profile(s) along with which markets they wish to view before selecting the filter button on the far right. The page is made up of two sections: Trends to Watch and Market Snapshot.
